A successful and growing commercial real estate firm operates a Class A office tower in Dallas. The building is recently acquired, ownership is investing heavily in a capital renovation, and occupancy is growing with new leases signing. You will be the hands-on engineer for the property, reporting directly to the Senior Property Manager, working alongside a small team of engineers across the Dallas portfolio, and coordinating with construction teams as the renovation progresses. This is a role where your judgment is visible and your fixes matter.

What you'll do
- Perform preventive maintenance and repairs across HVAC, plumbing, and electrical systems, with particular focus on chillers and domestic water pumps
- Monitor critical building systems (fire alarm, HVAC, electrical, plumbing) and keep equipment operating within design capability
- Respond to tenant work orders with efficient, courteous service and document work in the CMMS (Yardi Facilities Manager)
- Coordinate with and inspect the work of outside contractors, including renovation construction teams
- Review renovation plans and serve as the engineering eyes on the ground as the capital project moves forward
- Maintain building lighting, handle carpentry and locksmith tasks as needed, and keep maintenance records current
- Share an every-other-week on-call rotation with a fellow engineer for after-hours emergencies (think chiller trips and leaks, not hospital-style 24/7)
What we're looking for
- 3 to 5 years of hands-on building engineering experience in Class A commercial office properties (some flexibility for the right background)
- Working knowledge of HVAC, plumbing, and electrical systems, with chiller and domestic water pump experience
- Ability to read blueprints, schematics, and control diagrams
- Comfortable with CMMS platforms and Microsoft Office
- Ability to respond on site quickly during on-call weeks
- Physical requirements include stooping, standing, climbing, and lifting 50 lbs
- Able to work in the US without sponsorship
